We follow a clear and straightforward approach which we would like to present to you below.

Phase 1:
It’s all in the planning

Tender: we review the tender pack received from the Architect or Quantity Surveyor. Sometimes we receive invitations to tender from private individuals or housing associations.

Site visit: a site survey is vital in bringing to the foreground concealed issues that will affect the project if not identified at the initial stages and planned for accordingly. We also look into anything that has been flagged up by planning, environmental and wildlife.

Costing: after receiving the tender pack and conducting a site visit, we meet the Client and the key people involved, such as the Design Team. Using all the information received we produce a full cost breakdown.

Having reviewed every detail and the project timeframe, we avoid unforeseen circumstances that could occur as the project develops. By now you would have received a full Cost Plan, a Construction Program, and (if necessary) a Construction Phase Plan.

Phase 2:
Pre-construction

Contracts & agreements: once the Client is happy with our cost breakdown and agrees to proceed, we prepare the contractual paperwork for signing.

Depending on the size of the project:

  • you return the signed contract enclosed within our agreed quotation;
  • we drop a building contract for the Client to

Procurement: we are proud of having the in-house trades and skills to carry out the majority of the works; however, we may need to involve some subcontractors at this point. This stage is where the subcontractors can review the construction program and provide assurances that they can meet its expectations. This is also a good time for them to meet the Client and the team.

We appoint a Site Manager to look after the project from concept to completion.

Allowing for extra-time: depending on the size and location of the project, it may be a good idea to build some extra-time into its schedule in order to allow for certain conditions. E.g., allowing for surveys of environmental issues and listed building consent method statements to be approved. These are legal requirements that can involve cost and should be controlled by effective time management systems.

In conclusion, we finalise the above process legally and appoint a Structural Engineer together with Planning Personnel.

We’d like to stress the importance of the pre-construction phase, and the necessity to spend our best effort in it, as this will guarantee that all the involved actors are on the same page, allowing the construction phase to run smoothly from start to end with only very minor hiccups, if any.

Phase 3:
Construction

Once everything is in place, we begin the site set-up which will include welfare facilities, Health & Safety policies, and ensuring that every stakeholder is fully aware of the project expectations, which we believe is vital to the success of the project.

Phase 4:
Handover

At Regal Construction Services, we don’t just hand you the keys and walk away. Our work is not done until you are 100% satisfied. The handover will be complete when you are happy with all our work. Even after we have left, we will be just a phone call away.
